Private Equity Fund Launches with Golden Visa Investment in Portugal

Mercan Private Equity Fund II has launched as the follow-up to the successful Mercan Private Equity Fund I, Portugal’s largest closed-end private equity fund for golden visa purposes. This new fund provides high-net-worth investors a structured option for Portuguese residency while investing in hospitality assets that generate income and support growth.

The fund draws on Mercan’s ties with hotel brands such as IHG, Marriott, and Wyndham. It focuses on projects that combine operating hotels with developments, targeting steady cash flow alongside capital appreciation. At its start, Mercan Private Equity Fund II holds three four-star properties: the operating Hotel Indigo Albufeira by IHG in Portugal, the Quinta da Praia Residence Inn by Marriott under development in the Algarve, and the operating Corfu Acharavi Hotel Collection by Wyndham in Greece.

Managed by Finprop Capital SGOIC, S.A., and registered with Portugal’s securities regulator CMVM, the fund operates as a venture capital vehicle. It meets all requirements of Portugal’s residency-by-investment program, creating a clear path to residency for participants. Subscriptions are now open, with expectations of around 240 investors joining.
