Algarve Rents Rise Above Metropolitan Porto in 2026

The Algarve is increasingly being priced like one of Portugal’s major metropolitan rental markets.

New rental contracts signed between April and June reached a median of €11.56 per square metre in the region, according to data from the National Statistics Institute. That was the fourth-highest figure in the country and above the €10.83 recorded in the Porto Metropolitan Area.

Only Greater Lisbon, Madeira and the Setúbal Peninsula were more expensive.

The comparison is notable because the Algarve does not have the economic structure of Lisbon or Porto. Its population is more dispersed, its labour market is more dependent on tourism and services, and much of its housing demand is concentrated in coastal municipalities.

Yet rental prices are increasingly placing the region in the same group as Portugal’s largest urban markets.

Across the country, the median rent on new contracts rose 10.2 per cent from a year earlier, reaching €10.17 per square metre. In the Algarve, rents increased 9.8 per cent over the same period.

That means the region was not among those recording the fastest increases. Instead, the significance lies in the level from which prices are now rising.

An 80-square-metre property rented at the Algarve median would cost about €925 a month, compared with roughly €814 at the national rate.

Actual rents vary considerably between municipalities and according to the type and condition of the property, but the regional median shows how far the Algarve has moved from the lower-cost rental markets found elsewhere in southern Portugal.

The contrast with neighbouring areas remains substantial. While the Algarve is now above metropolitan Porto, rents in much of the Alentejo remain well below both the Algarve and the national average.

The latest figures also suggest that higher prices are not being driven by a comparable increase in rental activity. INE recorded 35,407 new contracts nationwide during the quarter, only 0.4 per cent more than in the same period last year.

That combination — sharply higher rents and relatively stable contract volumes — points to a market in which the cost of securing new housing continues to rise even as the number of new agreements changes little.

For the Algarve, the result is a rental market that increasingly resembles Portugal’s most expensive urban regions, despite the very different geography and economic structure behind it.
