Around 80% of buyers in Quinta do Lago and Vale do Lobo are international, according to the latest market data for Portugal’s prime residential sector.
Irish purchasers remain prominent, alongside buyers from the UK, Germany, Belgium and the Netherlands.
The more revealing figure is what those buyers are doing with the properties.
Around 60% of purchases in the two resorts are for second homes rather than primary residences.
That makes these markets very different from much of the wider Algarve.
Prices in Quinta do Lago or Vale do Lobo are not being determined mainly by local salaries, commuting patterns or the housing needs of permanent residents.
They are competing for buyers whose alternatives may include homes in southern Spain, France, Italy or other established European resort markets.
For those buyers, the decision can depend as much on international flights, golf, security, services and how easily a property can be used for several months of the year as it does on the Portuguese economy itself.
Irish demand fits naturally into that market.
EU citizenship makes spending longer periods in Portugal relatively straightforward compared with buyers arriving from outside Europe, while direct air connections keep the Algarve accessible without requiring a permanent move.
The distinction matters when discussing property prices in the region.
The Algarve contains conventional residential markets, towns where housing is primarily occupied year-round and resort areas where demand comes largely from international wealth.
Treating all of them as one market can obscure what is actually driving prices.
Quinta do Lago and Vale do Lobo are an extreme example, but they show how far parts of the Algarve have developed into a residential market whose buyer base extends well beyond Portugal.
