Pestana is preparing to begin construction on a new 236-unit tourist development in Porto Covo, adding to an already substantial presence on the Alentejo coast.
The Pestana Porto Covo Beach Residences will occupy around eight hectares, approximately 50 metres from Praia Grande, within the Southwest Alentejo and Vicentine Coast Natural Park. Construction is expected to begin in September.
The project will include tourist apartments set among gardens and leisure areas, together with a clubhouse, gym, restaurant, beach club and swimming pools. Pestana will also manage the tourism operation and the condominium.
The architecture is being designed around the landscape rather than against it. Natural materials including wood and terracotta are planned throughout the development, while the layout leaves openings between buildings to preserve views towards the Atlantic and reduce the visual weight of the construction.

The scale of Pestana’s investment in Porto Covo is becoming more significant.
The group already operates Pestana Porto Covo Village, which has 174 units. Once the new Beach Residences are completed, Pestana will have 410 tourist units across the two developments in the village.
That makes Porto Covo more than a one-off project within the group’s portfolio. It is becoming part of a wider residential and hospitality strategy that already includes destinations such as Tróia, Comporta and the Algarve.
Porto Covo has traditionally been valued precisely because of its relatively small scale and relationship with the surrounding landscape.
Pestana’s expansion will test how far that character can be preserved while the village absorbs a much larger hospitality presence.
