Recent asking-rent data put the Algarve at around €22 per square metre per month.
That places the region almost level with Porto, at €23, and only €5 below Lisbon, where advertised rents average €27 per square metre.
The comparison is notable because the Algarve is not a single urban market. It stretches from established resort areas and coastal towns to smaller communities further inland, yet its average now sits alongside Portugal’s two largest cities.
For a 70-square-metre property, €22 per square metre translates into an advertised rent of around €1,540 a month. The same floor area at Guarda’s average of €8 would be approximately €560.
Other parts of the interior remain much closer to that end of the market. Castelo Branco, Vila Real and Viseu average around €10 per square metre, while Leiria and Santarém are at €12.
The figures do not represent rents agreed in contracts. They measure properties currently being offered to tenants, and the Algarve average also hides considerable differences between individual municipalities and property types.
It nevertheless shows how far the region has moved from the idea of southern Portugal as a relatively inexpensive alternative to Lisbon or Porto.
The Algarve’s housing market has to accommodate very different forms of demand within the same territory: permanent residents, people relocating from elsewhere in Portugal, international residents and a large tourism economy.
Whatever the individual reasons behind each rental listing, €22 per square metre now puts the Algarve firmly among the most expensive places in Portugal to find a long-term home.
