For years, the property story of this part of the Alentejo was largely concentrated on the coast.
Comporta developed from a discreet destination into one of Portugal’s most recognisable premium residential markets, bringing international demand, new projects and considerably higher property values with it.
But when a market reaches this level of maturity, its influence rarely remains confined to its original boundaries. Increasingly, that wider conversation is beginning to include Alcácer do Sal.
This does not mean Alcácer is becoming another Comporta. What is changing is the way buyers are looking at the geography around it.
The Property Map is Expanding
The distinction between wanting to own property in Comporta and wanting access to the wider Comporta region has become more relevant as the coastal market has grown more expensive.
Alcácer offers something structurally different. It is an established town on the Sado, with a permanent population, everyday services and a residential life that continues throughout the year. At the same time, it remains connected to the landscapes and beaches that have made this part of the Alentejo increasingly desirable.
There are signs that the property market is responding. Residential transactions across the municipality of Alcácer do Sal increased by 12.3% in 2025, reaching 201 sales after already rising by 10.5% the previous year.
These figures include the wider municipality, including Comporta, so they cannot tell us exactly where that demand is moving. They do, however, show increasing activity across the region.
More revealing at town level is the type of housing now being developed. Projects currently marketed in Alcácer include private condominiums such as FiniSal, with 39 apartments, and Olive Green Residences, with around 95 apartments, alongside smaller villa and townhouse developments.

A Different Reason to Choose Alcácer do Sal
These developments suggest that Alcácer is beginning to accommodate a broader residential market.
Some projects are clearly being positioned towards buyers looking for second homes or a quieter alternative to urban living, but the town also offers something that a predominantly coastal destination cannot easily reproduce: a more conventional environment for permanent living.
That distinction may prove important. Alcácer does not need to compete with Comporta by becoming a less expensive version of it. Its appeal may come precisely from offering a different relationship with the region.
The rise of Comporta has changed perceptions of the Alentejo coast and, with them, the boundaries of its property market. Alcácer remains at a much earlier stage of that process, with a market that is still taking shape.
The interesting question is therefore not whether Alcácer do Sal will become the next Comporta. It is whether the expansion of demand around the Alentejo coast is beginning to give Alcácer a property market with an identity of its own.
